Grassmere Road

Project: Grassmere Road, Whitstable, Kent A private plot in Whitstable, provided the setting for this new detached family home, designed by Lee Evans Partnership of Canterbury and constructed by Astral Ltd as main contractor. Situated adjacent to a conservation area and built to Level 4 of the Code for Sustainable Homes, the project demanded both a high standard of craftsmanship and a considered approach to sustainable construction.The dwelling was constructed using a prefabricated timber frame set upon a piled foundation system, with external materials carefully chosen to complement the character of the surrounding conservation area. Knapped flint, rustic brickwork, natural larch cladding, and a slate-effect roof combine to create a home that sits sympathetically within its setting, whilst grey aluminium windows with timber internal finishes give the property a clean, contemporary feel.Internally, the home provides generous open-plan living spaces, a striking entrance atrium, and three bedrooms across two floors. Mechanical and electrical installations included underfloor heating, a full air handling unit, and a wood-burning stove, with sustainable credentials further reinforced by a SuDS-compliant permeable driveway and carefully maintained tree protection measures throughout. Astral self-delivered all general building works, decorations, carpentry, and tiling, completing the project in March 2016.
