Project: Southsea Avenue, Kent
A residential plot in Minster on Sea provided the setting for this architect-designed replacement dwelling, designed by JDRM Architects of Brighton and delivered by Astral Ltd as main contractor.
The project involved the complete demolition of the existing house and construction of a new high-performance home on the same plot, achieving a SAP Energy Rating of Band B on completion in December 2025.
Following demolition and asbestos clearance, the new two-storey home was built to a highly insulated masonry and timber frame envelope, finished externally in grey brick, open rainscreen larch cladding, and render to selected elevations, with a striking standing seam zinc roof throughout. The home was designed around a fully electric, fossil-fuel-free energy strategy, with the existing gas supply disconnected and replaced by an air source heat pump providing all heating and hot water, zoned wet underfloor heating throughout, and a full new electrical installation.
Internally, the home was finished to a high specification, with engineered timber flooring, full bathroom and kitchen tiling, Farrow & Ball decoration throughout, bespoke joinery, and high-quality sanitaryware. New drainage connections, external hard landscaping, and a full above and below ground drainage installation completed the scope. The project reflects Astral's capability in delivering architect-led, sustainability-focused new-build homes to an exacting standard.
