Project: The Black Barn, Kent
Astral Ltd acted as the main contractor for the sensitive conversion of a single-storey redundant agricultural building into a high-quality two-bedroom dwelling. The project sought to retain the building’s rural character while introducing contemporary, energy-efficient services and accommodation suited to modern living.
The works included a full internal transformation, with new domestic lighting and power installed throughout, alongside a wet underfloor heating system served by an air source heat pump. This low-carbon heating strategy supports year-round comfort while reducing operational energy demand and aligning with sustainable living principles.
Careful consideration was given to drainage and external works. Foul water discharges into an existing mains drain located within the adjacent field to the east, while surface water is managed via newly formed soakaways, minimising impact on the surrounding landscape. External interventions were deliberately limited to the immediate vicinity of the building, including the formation of trenches for adapted and new drainage runs, and the installation of new statutory service supplies to fully service the dwelling.
The project demonstrates a thoughtful balance between adaptation and restraint, delivering a comfortable, efficient home while respecting the building’s agricultural origins and its rural setting.
